Overview
We are seeking an
Assistant Project Manager
to support the successful delivery of high\-density residential and mixed\-use construction projects. This role works closely with the Project Manager to ensure projects are delivered safely, on time, within budget, and in full compliance with project documents, jurisdictional requirements, and all applicable codes. The APM will assist in all aspects of the project, including planning, scheduling, cost control, coordination, document management, closeout and any other tasks under the direction of the Project Manager.
Key Responsibilities
Review and develop a working knowledge of project contract documents (including the prime contract, plans, specifications, and building codes).
Collaborate with the Project Manager to implement and track project goals and milestones.
Assist in the administrative tasks associated with project buyout and the execution of prime contracts, subcontracts, and purchase orders (including the review of proposals, SOW drafting, the compiling of required compliance documents, etc.).
Assist with reviewing, processing, tracking and obtaining AOR/EOR approvals of submittals (including product data, shop drawings, calculations, samples, etc.) as specified by the contract documents.
Assist with the processing and distribution of RFIs, ensuring official responses are sufficiently distributed to all necessary stakeholders
Track all revisions, addenda, and changes issued by the AOR, ensuring contract documents are sufficiently updated and distributed to the appropriate stakeholders.
Assist in the assessment and processing of CORs pursuant to contractual changes (including the review of estimates, the compiling of COR exhibits and backup, and the data entry in the company project management system).
Assist in the maintenance of project logs and reporting using the company project management software (e.g., Procore).
Responsible for tracking trade partner compliance, ensuring all the necessary documents are compiled prior to the commencement of work (including W\-9s, COIs, and safety agreements); tracking compliance expiration dates and requesting updated paperwork as needed.
Responsible for the preparation and distribution of meeting minutes.
Assist the Project Manager with the invoicing process, ensuring timely receipt of compliance documentation from trade partners (including G702s and lien waivers)
Assist in the preparation of closeout requirements including O\&M Manuals, as\-builts, attic stock, warranty documentation, and any other related documentation.
Other activities, duties, and responsibilities as assigned.
Qualifications
Bachelor’s degree in Construction Management, Engineering, or related field—or equivalent experience.
Minimum of 2 years of experience as an Assistant Project Manager or Project Engineer.
Multifamily construction experience is
required
.
OSHA\-30 and First\-Aid/CPR certification required (or ability to obtain from company issued course).
Strong understanding of construction contract documents and financials.
Excellent written and verbal communication skills.
Proficient in Microsoft Office Suite, Procore, OST platforms, and Primavera P6 (or comparable scheduling platform).
Bilingual (English/Spanish) is a plus, but not required.
